July real estate market

Mid-Year Market Update

We’re six months into the year, and in peak buying and selling season, which makes now a great time to evaluate how the local real estate market is looking. While the first quarter of the year brought some hesitation among consumers, central Indiana’s housing market is showing encouraging growth. Listings were up 20 percent in May, and sale prices are increasing at a steadier pace than in previous years. Properties are staying on the market for just over a month, but this reflects a healthy balance between buyers and available inventory. Fortunately for Hoosiers, the market outlook for the rest of the year appears steady, despite a few uncertainties.

Condos are on the Rise
According to MIBOR, condo listings throughout the region are on the rise, presenting a great opportunity for buyers who want to avoid traditional home maintenance, like mowing the lawn and landscaping. This increase is opening doors for more people to join the housing market. While some may notice select home prices dipping, overall prices remain steady. This is good news for buyers seeking affordability and sellers aiming to retain property value.

Mortgage Rates
Mortgage rates are an area where potential buyers must plan ahead. According to Bankrate, it’s unlikely that rates will dip below six percent this year. Despite this news, buyers are still finding affordable housing options as home prices are not skyrocketing like in previous years. Summer is providing opportunities for buyers to enter the market without facing the extreme price surges of the past few years. Spring data from MIBOR reveals that most sellers received over 98% of their listing price, signaling steady demand and seller confidence.

The Impact of New Construction
One factor influencing the market is the slowdown in new construction. Given ongoing questions around tariffs on building materials and rising costs, a reduction in new builds across Indiana may be expected. While this trend could tighten inventory in some areas, it also reflects an adjustment in response to market realities and supply chain challenges. Changes presented by the current political administration will also impact the direction of new construction, making this an area likely to see fluctuation.

What This Means for the Rest of 2025
The real estate market in central Indiana is presenting excellent opportunities for both buyers and sellers. Buyers can benefit from stable home prices, while sellers are experiencing high demand and quick sales. For those planning to enter the market, now through the fall is an ideal time to take action. To streamline the process, it’s crucial to get pre-approved by a lender. This step helps determine how much you can afford and ensures a smoother home-buying experience.
